Before you apply, please review our qualification guidelines to make sure you meet the requirements for leasing one of our West Michigan rental homes or apartments. Every applicant goes through a simple online process designed to verify income, rental history, and background information.

Complete the online application for the property you’re interested in.

Provide proof of income from the past 30 days (such as pay stubs or employment verification).

3.

Consent to a background and credit check for all adults over 18 who will live in the home.

4.

Submit rental history or references from previous landlords.

5.

Pay the application fee to process your application.

Applications ar reviewed in the order they are received, and our team will contact you once your information is verified.

Lease Qualification Requirements

At North Pier Property Management, we want to make the leasing process clear and fair for every applicant. Below you’ll find the main areas we review when qualifying tenants for our West Michigan rental homes and apartments.

  • Application Overview

    All applicants age 18 and older must complete a separate rental application. Each application is reviewed individually based on income, credit, rental history, and background information. Applications are processed in the order received, and approval is based on the combined results of these factors.


    Applicants must provide a valid government-issued photo ID and agree to a background and credit screening.

  • Employment and Income Verification

    Applicants should have a verifiable monthly income of at least three times the rent amount. Acceptable proof of income includes recent pay stubs, employment verification letters, or tax returns for self-employed applicants.


    If multiple adults will live in the home, combined household income will be considered. Consistent and stable employment is preferred, but alternative income sources (such as pensions or verified benefits) may also be accepted.

  • Previous Rental Experience

    Positive rental history is an important part of qualifying for one of our homes. Applicants should demonstrate a record of on-time rent payments, proper property care, and adherence to lease terms.


    Evictions or unpaid balances from prior landlords may lead to denial unless resolved and verified. First-time renters without previous rental history can provide alternative references or a co-signer.

  • Background Screening

    A background check is required for all adult applicants. Criminal history is reviewed with consideration for the nature, date, and severity of any offenses. Felony convictions involving violence, theft, or drug distribution may result in denial.


    We evaluate each case individually and follow all Fair Housing and HUD guidelines to ensure a fair screening process.

  • Credit Review and Utility Setup

    We review credit reports to ensure applicants have a reliable history of on-time payments. While perfect credit isn’t required, excessive debt, unpaid utilities, or housing-related collections may affect approval.


    Applicants with past credit challenges may still qualify with an increased security deposit or a co-signer. Utility accounts must be placed in the tenant’s name before move-in.

  • Using a Co-Signer to Qualify

    If an applicant does not fully meet income or credit requirements, a qualified co-signer may be accepted. Co-signers must complete a full application, demonstrate sufficient income and strong credit, and will be equally responsible for the lease terms.


    This option can help first-time renters, students, or those rebuilding credit secure a home through North Pier Property Management.

  • Pets and Service Animals

    Pet policies vary by property. Many of our West Michigan rental homes are pet-friendly, but some may have restrictions based on breed, size, or number of animals.


    All pets must be approved in advance and listed on the lease. Additional pet deposits or monthly pet fees may apply. Service animals and emotional support animals are always accepted in accordance with fair housing laws.

Disclosure of Agency

In accordance with Michigan law, North Pier Property Management is acting as the agent for the property owner in all rental transactions. This means our primary responsibility is to represent the interests of the property owner. However, we treat all applicants and tenants with honesty, fairness, and respect. Any confidential information shared by an applicant will be handled in accordance with state law. Before you disclose any personal or financial details, please understand that our role is to manage and lease properties on behalf of the owner.
