What areas in West Michigan do you serve?
We proudly serve communities throughout West Michigan, including Muskegon, Grand Haven, Holland, Norton Shores, Spring Lake, and surrounding areas. Our rental homes and apartments are located near Lake Michigan and throughout nearby neighborhoods.
How do I apply for a rental property?
You can apply directly online through our AppFolio portal. Each listing on our View Our Properties page includes an “Apply Now” button. You’ll be asked to complete an application, provide proof of income, and authorize a background and credit check. Applications are processed in the order they are received.
What are the income requirements to qualify for a rental home?
Applicants must have a verifiable monthly income that is at least three times the rent amount. Proof of income can include pay stubs, employment verification, or tax returns for self-employed applicants. If needed, a qualified co-signer may help meet the income requirement.
Do you allow pets in your rental homes?
Many of our West Michigan rental properties are pet friendly. Pet policies vary by property and may include breed or size restrictions. Additional pet deposits or monthly pet fees may apply. All pets must be approved in advance and listed on the lease. Service animals and emotional support animals are always accepted according to Michigan and federal housing laws.
What should I do if I need maintenance at my rental property?
Tenants can submit maintenance requests anytime through our online AppFolio portal. For urgent or emergency repairs, please contact our office directly. Our local maintenance team works quickly to keep your home safe and comfortable.
Does North Pier manage properties for other owners?
No. We only manage and lease the properties we personally own. This allows us to maintain a high level of care, quality, and consistency across all of our rental homes. Tenants deal directly with our local team, ensuring responsive communication and well-maintained homes.
Do you buy homes as is?
We do. North Pier Property Management purchases homes as is throughout West Michigan. If you’re ready to sell a property quickly, we can make a fair offer and close fast without requiring repairs, commissions, or inspections.
Does North Pier buy foreclosures?
We do. North Pier Property Management buys foreclosed homes and distressed properties across West Michigan. Our team specializes in restoring these homes and adding them to our rental portfolio, helping revitalize local neighborhoods.
Do you offer land contract options?
Yes. For buyers who may not qualify for traditional financing, we occasionally offer land contract homes in West Michigan. These options make homeownership more accessible and flexible. Availability depends on the property and buyer qualifications.
How often do new rental listings become available?
Our West Michigan rental listings change regularly as new homes become available. We recommend checking our View Our Properties page often or contacting our team directly to ask about upcoming listings.
